City / Township Rental Licenses and Regulations
Below are the key resources you’ll need to apply for or renew your rental license, depending on your property’s location. Most villages require a local contact, and you’re welcome to use the information listed below for that purpose.
If you can include Third Coast in your email or let us know once your submission is complete, we’d appreciate it — we’ll then coordinate scheduling inspections and next steps.

CITY OF NEW BUFFALO
The city of New Buffalo has stopped issuing new rental permits, but current permits are grandfathered in and may be transferred to a new owner upon sale. Existing permits may still be renewed annually.

NEW BUFFALO TOWNSHIP
New Buffalo Township is still issuing rental licenses for short-term rental properties. A license must be obtained before renting and remains valid for 36 months. The $500 fee includes an inspection to ensure safety systems and property maintenance meet township standards.
CHIKAMING TOWNSHIP
As of October 22, 2025, Chikaming Township has enacted a 90-day moratorium on new rental permits. Current license holders may renew as usual around the first of the year, but new applications are on hold until the review is complete.

GRAND BEACH
Grand Beach is currently issuing rental licenses to new homes, but rentals are subject to a 7 night minimum between Memorial Day and Labor Day.
Annual Rental Registration Application
MICHIANA
Michiana is not currently accepting new rental license applications. However, homeowners with existing rental licenses may renew by completing both the registration and inspection process to maintain active rental status.

THREE OAKS
There is currently a moratorium on new rental licenses within the Village of Three Oaks. As far as we’ve been informed, licenses are still being issued for homes located outside of downtown Three Oaks. We recommend contacting City Hall directly to confirm current regulations before applying.
Three Oaks Rental Portal (still being built)
BARODA
There is currently no rental licensing information available on the Village of Baroda’s website. In the past, contacting City Hall directly has been the best way to obtain the most up-to-date application documents. The approval process typically takes several months and includes a required property inspection, with possible updates or improvements needed before a license can be granted.

ST JOSEPH
Zoning regulations in the City of St. Joseph can make it challenging to determine whether a home qualifies for short-term rental use. It’s best to contact city staff before purchasing or planning to rent a property to confirm zoning eligibility and requirements.
